My Home Isn’t Selling! What Now?
A move is required, for whatever reason, and you’ve put your house on the market. You interviewed multiple real estate agents, asked all the right questions, yet the house is not selling. Now what?!?
As a real estate professional I see this a lot. The seller has completed any recommended repairs and improvements, yet the property sits. The owner, typically, had to move and now is invested in two mortgages, and no one is happy.
Let’s look at a few things before giving up. First let’s run new numbers. Two months ago the value of the property may have been different than it is today. Find out, and if able, make adjustments. If the value is the same take a look at the active competition–those currently listed in your neighborhood. What is the difference in those homes vs. yours? And do the differences make a buyer more likely to purchase those properties?
If your property’s value has not changed, and the property’s are similar enough to not make a (huge) difference take a look at your agents’ marketing. Is your agent providing feedback about showings, and what the customer thought? Is the advertising thorough? Have you been provided details on what has recently sold in your area?
Once both pricing and marketing have been addressed, and if you find you are happy with the price and the marketing, ask for average days on market–see if your expectations match those the data provides. If they do there are still options. The rental market is also strong, and renting while selling can be an option.
