Reply 1: This probably varies based on where you live. For example, I live in the silicon valley and in a really good school district so houses move really quickly all year long. Other markets may vary so you may want to talk to a local realtor or get local market information from people in the neighborhood, online resources etc.
**The best question to ask your Realtor is what is the average days on market for your area, type of home, and what type of buyer is buying in your area (investor, VA, etc.)
Reply 2: In Southern California, early summer to early fall is the hot season due to warmer weather and schools. Lots of people buying (with kids going to attend new schools) and selling (with kids going to colleges) homes in good school districts before schools start. The listings will typically increase starting from April and fade in September.
**This is actually an all-over the country statistic. Generally speaking no one likes to remove their kids for school mid-year, unless they have to. However, Christmas break is also a good time to sell as families are together and will look for an upcoming move. And, many people take their homes off market…
